Our phased design process is based on a time‑tested, industry‑standard method architects have refined over decades to help projects move from idea to reality with clarity and confidence. As our client, you’re an essential collaborator: your goals and feedback shape the design in the early stages, while our team manages the technical details, coordinates consultants, and navigates permitting on your behalf. Throughout, we stay by your side to answer questions and make adjustments as needed, ensuring the finished project reflects your vision. Whether or not this is your first time working with an architect, our goal is the same: to keep you engaged where your input matters most, handle the complexities when they arise, and make sure you feel informed, supported, and excited from the start.
Phase 1 – Pre-Design
We begin by getting to know you: your goals, values, and how you want to live, work, or gather in your space. We also research and document your property, zoning, and site conditions. This early phase is highly collaborative: your input helps shape the foundation of the project.
Phase 2 – Schematic Design
We explore a range of design ideas and translate your vision into initial sketches, diagrams, and 3D models. Together, we review these concepts to see what feels right, refining and combining ideas until we land on a clear direction.
Phase 3 – Design Development
With a design concept in place, we begin to detail it. We fine-tune floor plans, elevations, and key details, and coordinate with engineers and consultants to integrate systems like structure, mechanical, and lighting. Throughout this phase, you’ll continue to review and approve updates, helping to shape the final design.
Phase 4 – Construction Documents
We produce the detailed technical drawings and specifications your contractor needs to build the project. This includes materials, dimensions, and assemblies—everything required to translate design into construction. You’ll help finalize finish selections and fixtures at this stage.
Phase 5 – Permitting
We handle the permitting process on your behalf. This includes preparing and submitting all required documents to the city or county, answering plan review questions, and addressing any requested revisions until your permit is issued.
Phase 6 – Construction Administration
During construction, we remain actively involved to protect your vision and investment. We visit the site regularly, answer contractor questions, and ensure that the project is on track. Our role is to help ensure quality, clarify design intent, and keep construction aligned with the approved plans.
