Cost + Investment
How fees are typically structured
Architectural services are most commonly billed in one of several ways, and we’ll discuss which approach best fits your project during our initial consultation. These methods include a percentage of construction cost — often ranging from around 8–12%, depending on the project’s size and complexity; an hourly rate, which is suitable for limited-scope services, consulting, or exploratory design work; a fixed fee (lump sum) that works well for well-defined projects with a clearly outlined scope; and, in some cases, a per-square-foot rate, which is sometimes used for early budgeting or feasibility studies.
What shapes cost?
Many people who reach out to us have the same first question: “How much will it cost?” The answer depends on a number of factors like the scale and type of your project, site conditions, whether it’s a new build, remodel, or adaptive reuse, and the level of detail and customization you’re looking for. Costs can also vary based on the services you’d like us to provide, from early concept design to full support through construction. A thoughtful design process can ultimately help save money during construction by preventing costly changes and surprises later on. We know that navigating costs can feel overwhelming at first. That’s why we're happy to meet with you to talk through your goals, explore your site or building, and help create a realistic budget tailored to your needs. Our aim is to make the process clear, collaborative, and grounded in what will truly work for you.
How does an architect protect my investment?
A licensed architect brings a level of accountability and authority that goes far beyond what an unlicensed designer can offer. Becoming a licensed architect in Oregon requires years of education, including an accredited degree in architecture, several years of supervised work experience, passing a comprehensive set of exams, and continuing education to maintain that license. This rigorous process ensures architects are highly skilled, knowledgeable about building codes, safety regulations, and are responsible for their work. Choosing a licensed architect means your investment is protected by professionals who are committed to creating spaces that are safe and built to last. In addition, your architect acts as your advocate throughout the construction process — negotiating on your behalf and working in your best interest when coordinating with contractors.
How does sustainable design benefit my project?
An experienced architect designs buildings that work smarter, for you and for the planet. By integrating energy-efficient systems, thoughtful orientation, and durable materials, sustainable design lowers utility costs and reduces maintenance over time. Studies show sustainably designed buildings can save owners up to 30% on energy costs over 20 years compared to traditional buildings, making sustainability a wise financial investment. Beyond cost benefits, sustainable design creates healthier spaces to work and live in — spaces filled with natural light, improved air quality, and a stronger connection to the outdoors. We’re excited to help you tailor your project, and no matter the size or budget, we can incorporate sustainable features that save money and support your long term health.
