Architectural services typically fall between 8 % and 15 % of total construction costs, but it can vary greatly. At 2fORM, we set fees based on your project’s complexity and scope. We'll review budget, goals, and service needs upfront and propose a fee structure.
When are payments due?
We bill monthly, typically aligned with the completion of each project phase (e.g. design, documentation, construction administration). Before any work begins, you’ll receive a clear contract outlining your payment schedule—no surprises, just milestones.
Can you help me stay within my budget?
Absolutely. Keeping your project aligned with your budget is a core part of our process. We'll sit down with you early on to define realistic costs and craft a contract that reflects the scope of work. If budget limits shift along the way, we’ll work with you to adjust the scope, always honoring the contract and making cost-saving design choices where possible.
The Design Process
What happens at the initial meeting?
Our first meeting is about listening. We explore your goals, timeline, challenges, and explain how our design process works. This conversation sets the tone for a collaborative relationship where your voice stays central.
What is involved in the design process?
The design process has multiple phases:

We stay closely involved after construction starts. Our team works with the contractor to ensure the design is built as intended, handles submittals, and attends site visits. We’re also here to keep you informed and confident throughout.
Do you help with permitting?
Yes. We manage the permit submission process and coordinate with local jurisdictions to help your project move forward smoothly.
